Silsilat al-Ahadith al-Sahihah

It is narrated from Sayyiduna Rafi‘ bin Khadij (may Allah be pleased with him), he says: The Messenger of Allah (peace and blessings of Allah be upon him) forbade muhaqalah and muzabanah and said: "There are three types of people who cultivate land: (1) the man who cultivates in his own land, (2) the man to whom land has been temporarily gifted, he cultivates in it, and (3) the man who has rented land in exchange for gold or silver (he cultivates in it)."
