´It was narrated from Shu'aib:` "Az-Zuhri said: 'Ibn Al-Musayyab used to say: 'There is nothing wrong with leasing land in return for gold and silver, and Rafi bin Khadij used to narrate that the Messenger of Allah forbade that.''"

Hadith Commentary: Benefits and Issues: From this hadith, it is understood that according to Hazrat Rafi', there is no harm in giving land on lease in exchange for a fixed payment. However, certain specific forms of sharecropping (muzara'ah) are impermissible, as will be mentioned in the following narration.

Benefits and Issues:
From all these ahadith, it is established that if a landowner, in sharecropping (muzara‘ah), specifies the produce of separate portions of the same field for himself and for the sharecropper, then this type of sharecropping is impermissible.
And this is the corrupt condition
due to which sharecropping has been declared prohibited in its presence.
If this flaw is not present, and instead the land is given for a fixed amount, i.e., on lease (theka), then there is no harm in it.
