´Hajjaj narrated from Abu Az-Zubair, from Tawus, from Ibn 'Abbas, who said:` "The Messenger of Allah said: 'Umra (life-long gift) is permissible for the one to whom it is given, and Ruqba is permissible to the one to whom it is given, and the one who takes back his gift is like the one who goes back to his vomit.'"

Brief Explanation
1؎: The 'Umra' of the Age of Ignorance (Jahiliyyah) was that a house or land would be given to someone only for the duration of his life, but in Islam, now after his death it will be transferred to his heirs; it will not revert to the one who made the gift (hibah).
