Hadith 992
Narrated from Sayyiduna Jabir (may Allah be pleased with him) that the Messenger of Allah (peace and blessings be upon him) said: Whoever gives something (as a gift) to someone for his lifetime and to his heirs, and says: "I have given this to you and after you to your heirs as long as any of them remain," then it will belong to the one to whom the 'Umra (life grant) was given. And it will not return to the giver, because he has given such a gift in which inheritance will take place.
